DIN 277 specifies terms, definitions and rules for the determination of floor areas and volumes in building construction. It provides a standardized basis for determining areas and volumes during the planning, construction and use of buildings and supports the comparability of structures, plots of land, and cost and area indicators.
The standard defines the system for the determination of floor areas, volumes and plot areas in building construction. It focuses on the terms gross floor area (GFA), net room area (NRA), construction floor area (CFA), gross volume (GV) and net volume (NV), as well as their classification and calculation. In addition, the standard describes rules for different uses, storeys, types of enclosure and plot areas.
DIN 277 is one of the most important standards in building construction. It enables the standardized and transparent determination of areas and provides the basis for cost calculations, area comparisons, economic assessments and building documentation.
The clear definitions of GFA, NRA, CFA, GV and NV are particularly relevant, as these indicators are regularly used in planning, tendering, project management, real estate and facility management. The standard ensures that areas and volumes are determined consistently and presented in a comparable manner.
